Amsterdam-based Next Sense, a company on a mission to decarbonise real estate, has secured €11.5M in a Series A round of funding to scale its smart building platform globally.
ABP and ETF Partners co-led the round with support from existing shareholders Edge, SHAPE Capital, and Timeless Investments.

Capital utilisation
The funding will help Next Sense enhance its platform, which combines real-time monitoring, AI-driven controls, and advanced building simulations to optimise energy use, meet ESG standards, and improve occupant experiences.
The company aims to address the real estate sector’s role in global CO2 emissions, which account for 40 per cent of the total.

Driving sustainability in the real estate sector
Next Sense was formed from the merger of EDGE Next and Sense by PHYSEE. The company supports clients in decarbonising buildings throughout their lifecycle.
Its services include simulations for pre-construction and redevelopment phases, alongside AI-driven monitoring and control solutions for operational optimisation.
Next Sense also offers tailored customer success sessions to help clients comply with regulations like the EU CSRD and align with the Paris Agreement’s energy goals.
The company has reported significant growth this year, doubling its sales and expanding its client base to over 150 high-profile real estate assets. Its clients include CHANEL, AXA IM, Microsoft, and MERLIN Properties.
