Amsterdam and NYC-based Epum, a property research platform, announced on Monday that it has secured $1.6M (approximately €1.47M) in a pre-seed funding round.

The funding round was over 150 per cent oversubscribed and led by Curiosity VC, a Dutch AI investor. NP-Hard Ventures, Remote First Capital, and Heartfelt VC co-invested.

This capital will allow the Dutch company to accelerate the development and distribution of its research platform.

This platform is designed to help developers, investment managers, and lenders identify the best development sites based on inputted parameters.

It will also provide a secure way to organise proprietary data, forecast submarket trends using purpose-built machine learning models, and generate investment committee memos over 10 times faster than traditional human analysts.

“Raising $1.6M for our pre-seed round is a significant milestone for Epum and we are thrilled to have more resources to serve our customers,” says Royden Cooper, CEO of Epum.

“Commercial real estate developers are the main catalysts of value in the commercial real estate ecosystem since they are the ones who build the future of our cities. After the last 12 months of industry volatility due to rising interest rates, we are excited to support developers with new tools to derisk their projects and grow their assets under management,” says Copper.

Epum: Building a property research platform

Epum was founded by a team of individuals with diverse backgrounds, including

  • Royden Cooper and Spencer Staff – former commercial real estate developers
  • Leonardo Costa – a former senior software engineer from Adyen,
  • Tomasz Pietruszka – former senior data scientist from Globality
  • Marvin Mc Cutchan – researcher in Geospatial Artificial Intelligence who holds a PhD from the Vienna University of Technology.

Epum is building a property research platform with customisable AI applications to turn any commercial real estate development company into a data science company.

The company’s platform includes the largest real-time dataset of urban zoning and planning activity across the United States.

Based on this dataset and proprietary algorithms, the platform offers a powerful commercial real estate development site selection solution, which evaluates local demand drivers, zoning, ownership profiles, demographics, competitive supply, land area, topography, traffic data, and more to identify plus support ideal acquisition opportunities.

Epum is already working with two nationwide commercial real estate developers and one real estate private equity fund.

Epum is registered in Delaware and has operations in New York and Amsterdam.
