Berlin-based Buena, a proptech company, has secured $58M (nearly €49.42M) in total funding, including a Series A, to digitise property management. The funding follows the company’s revenue growth of over 500 per cent in 2024 and over 300 per cent in 2023.

The round was led by GV, with participation from investors including 20VC, Stride, and Capnamic.

Reshaping Germany’s property management

Germany’s property management sector is highly fragmented, with over 30,000 firms averaging five employees each, according to Datenmarkt.de. The industry faces a talent shortage and low customer satisfaction, while 96.3 per cent of property managers continue to use pre-cloud software.

This is where Buena looks to make a difference. The company aims to transform property management through two approaches: developing its own AI-driven software and acquiring existing property management teams across Germany for digitisation.

The software automates tasks like accounting and financial reporting, aiming to improve operational efficiency and support property managers with routine responsibilities.

Buena manages over 60,000 apartments and has a waiting list of more than 5,000 landlords seeking improved property management. The company sees real estate as a key driver of financial stability and aims to support better ownership and management.

In Germany, the largest property management market in Europe, homeownership remains the lowest in the OECD at 46 per cent. Buena’s goal is to help address this gap and support middle-class wealth building.

Since 2023, Buena has acquired over 20 property management firms. The company uses AI to support, rather than replace, workers in service roles like property management, aiming to increase efficiency and profitability compared to traditional competitors.

What’s next?

Buena, currently operating with a core team of 24, plans to expand its workforce in 2025 as it prepares to enter international markets. The company is targeting the US property management sector, valued at around $650B, as part of its growth strategy.

Vidu Shanmugarajah, partner at GV, says, “Buena is bringing technology to a space that has historically been offline. By combining a unique AI-led M&A strategy, operational excellence, and a product-first mindset, Buena is completely transforming property management.”

“This is just the start, and we look forward to supporting Buena in changing how people own real estate across Germany and beyond.”

From YouTube star to proptech CEO: Din Bisevac’s journey

CEO Din Bisevac brings an unconventional background to leading Buena, having gained recognition as one of Germany’s first YouTube stars at age 8 before teaching himself web development to monetise his channel.

At 13, he secured a position at a local IT company, and after barely graduating from high school, moved to Berlin to join Buena as a Junior Product Designer before ascending to CEO at age 26.

Bisevac co-initiated Project Europe alongside Harry Stebbings and has earned strong investor endorsement, with Stebbings stating, “I’m an investor in 170 companies. If I could put all my money in just one, it would be Din Bisevac and Buena.”

“When we first began acquiring property managers in 2023, people thought we were crazy. Today, AI-powered rollups are recognised as the future of service industries,” says Din Bisevac, CEO of Buena. “Instead of getting bogged down with routine tasks like annual accounting and payment processing, AI empowers our property managers to focus on complex problem-solving and meaningful customer interactions.”
