Melbourne-based Equiem, a company that claims to be a leader in commercial tenant experience technology, announced on Tuesday, that it has acquired Warsaw-based SpaceOS, a workplace management software company.
The combined company will continue to operate under the Equiem brand.
With this deal, SpaceOS founders, Marley Fabisiewicz and Maciej Markowski, will join Equiem’s executive leadership in global roles – Chief Strategy Officer and Chief Growth Officer, respectively.
Fabisiewicz says, “Equiem and spaceOS share a vision of leveraging technology to help shape the future of offices and workplaces. With this merger, we are now uniquely positioned as a global leader, to continue to transform commercial real estate for the better and make it future-proof.”
Strategic investment in Equiem
Equiem reports that this merger includes investment from Hitachi Ventures, BeyondBuild, German developer MOMENI, Caleus and others.
The strategic support of these major players from Europe and the Asia-Pacific region will strengthen Equiem’s position in workplace technology and smart buildings.
Both firms have had growth in the previous year, with Equiem claiming a 2.5X increase in the number of buildings embracing its platform, and spaceOS tripling its recurring income.
The funds will be used to integrate spaceOS technology into the EquiemOne platform. Customers from both groups will benefit from a more comprehensive product suite, a larger workforce, and more worldwide benchmarking.
With this deal, Hitachi Ventures’ Partner, Tobias Jahn, will join the board of Equiem.
David Nadge, Director of MOMENI Ventures, says, “Tenant satisfaction has always been of paramount importance to MOMENI. Following an in-depth market analysis, we are delighted to have made this promising investment and will support the company’s onward development as an operational and strategic partner while implementing the technology in our portfolio.
“Key factors in our decision included the breadth of the service portfolio as well as the vision and excellent caliber of the management team
Building workplace communities
Workplaces that are dynamic and adaptable are defining the future of employment. They require an operating system that links all stakeholders, minimises costs, delivers insights, and provides intelligent management tools.
This is where spaceOS looks to make a difference.
Founded in 2017, the company offers tenant experience and management software. It transforms offices into digital products for renters by making everyday tasks quicker and more effective.
Booking resources, payments, meal ordering, and facility assistance all integrate into everyday operations and provide a better user experience.
spaceOS offers a web and mobile app to help communities grow. Operators get a tool to engage communities with news, events and push notifications in a non-invasive way. This helps members find a freelancer, business partner, or friends.
Additionally, the company also lets operators book desks and conference rooms in real-time enabling a flexible working environment. The use of space can be planned ahead by both tenants and operators.
About Equiem
Founded in 2011, Equiem gives Corporate real estate (CRE) owners a way to visualise operations and provides a comprehensive platform for smart buildings.
It collaborates with property owners and managers in the global real estate market to bring life into their buildings by changing them from brick-and-mortar structures into connected and engaged communities with services and experiences that improve lives.
Equiem’s app helps landlords attract and retain occupiers, deliver tenant communication, supercharge onsite retail and services, and unlock additional asset value across their portfolios.
The app also offers advanced tenant analytics, providing clients with quality actionable intelligence for effective tenant engagement. Currently, the company has offices in Australia, the US, the UK and the Philippines and includes clients like Dexus, Lendlease, Knight Frank, Nuveen, and Brookfield.
Aim of this acquisition
With this deal, Equiem’s array of products will now include spaceOS, which will allow it to better support flex space operators, hybrid workspaces, and enhance its access control and integration capabilities.
Additionally, Equiem’s presence will increase to over 25 countries, and its ‘Equiem One’ the platform’s feature suite will grow, resulting in a 20 per cent increase in revenue.
This acquisition will address two significant issues that both renters and owners encounter. First, it provides incentives for workers and improves the appeal of office spaces and workspaces with smart equipment.
And second, the technology also makes it possible to manage and use rented space in an energy-conscious manner, for instance by giving a clear real-time picture of energy usage.
David Adams, Chief Product Officer of Equiem, says, “With spaceOS joining Equiem, we have a great opportunity to now offer Flex management solutions to asset managers and facilitate managing, marketing, and selling space-as-a-service on one integrated platform.”
“We are also working on a lightweight toolkit to streamline core, day-to-day operations in B and C class commercial properties. Further, we will leverage the extensive access control integration service of spaceOS and offer it to all Equiem clients as soon as possible.”
“This will come alongside a digital employee badge residing in the Apple and Android wallet, allowing employees to access buildings seamlessly with their smartphones.”
Further acquisitions are planned for the merged firm in order to reinforce its market-leading positions in several areas.
